Denver’s appealing mix of urban attractions—sports, theater, museums and dining—have been luring young people to the Mile High in waves; and it’s no surprise that those arrivals are coupling up now and having babies.
That, in turn, is luring another wave of grandparents to move here—something that’s very evident among new residents at Overture 9th+CO, an age-55-plus community that’s wrapped by those very same city attractions.
“Around 85% of our residents are people who moved into the city of Denver specifically to be near their kids and grandkids, living in areas like Hilltop, Wash Park and Park Hill,” says Jessica Douglass, community manager for Overture.
In addition to that proximity to their kids’ neighborhoods, Overture lies at the center of the new 9th & Colorado Redevelopment area, a mile from the famous shopping and dining in Cherry Creek. Those bistros are joining a walkable lineup of places already open, including Postino Wine Cafe, Pizzeria Locale, Hopdaddy burgers, Frank & Roze Coffee Company, Cava Mediterranean, and others—not to mention Trader Joe’s and a new AMC Theater. Rose Medical Center and a new CVS pharmacy are just as close.

Those include The Scene, a social great room opening onto the pool and jacuzzi, where residents meet for happy hours; along with club rooms that host regular lecture series (one coming up on the history of Broadway). Interior parking is available for a modest monthly, although Douglass says the walkability is prompting some residents to leave the car behind.
