SAN JOSE — A new office building with a sleek and dramatic look that has sprouted next to San Jose’s Santana Row is officially ready for tenants following the completion of its exterior and top, the project’s developer said Thursday.

One Santana West, located near the corner of South Winchester Boulevard and Olsen Drive across the street from Santana Row, is the first top-notch — Class A in industry parlance — office building to be completed in 2021.

“This newest, largest addition to our Santana Row live-work-play community is available to the market,” said Jan Sweetnam, western region president of Federal Realty, which owns both Santana Row and the Santana West office complex where the new building is located.

Newmark, a commercial real estate firm, has begun to scout for tenants to lease space in the building, which totals 375,000 square feet.

Federal Realty is pitching the new eight-story building as a venue where companies can safely and productively return their workers to the office workplace.

“Our team did not skip a beat in delivering this building for innovation companies that are ready to get back to work,” said Seth Bland, a senior vice president with Federal Realty.

The floors in the building were crafted to be wide open so employees could gather closely or space out from each other, depending on circumstances and preferences.

Each floor can be configured to provide 54,000 square feet of continuous space, the type of elbow room that companies prize in modern office buildings.

“Our new Santana West building is a unique opportunity for a company to control its environment in a state-of-the-art facility,” Sweetnam said.

Perhaps the biggest selling point is the building’s proximity to Santana Row, an iconic mixed-use destination that contains shops, restaurants, entertainment, hotel rooms, residences, and multiple open spaces.

The offering of the building arrives at a time when Santana Row has been on a bit of a hot streak lately.

In April, NetApp struck a deal whereby it would sell and exit its principal complex in Sunnyvale and shift its headquarters to a large office building in Santana Row that totals 301,000 square feet.

At the time of the lease, NetApp’s top boss touted the 700 Santana Row offices that it leased as being in the type of environment that the company was seeking, especially considering all the amenities in the mixed-use center where the building is located.

“Our constructive approach to the future of work and our new global headquarters will enable us to create a differentiated work experience that empowers our employees to deliver their best team-based work in a more connected space,” said George Kurian, NetApp’s chief executive officer.

The cloud-based data services and data management company is evolving to a flexible hybrid work mode, Kurian added. The coronavirus outbreak has intensified NetApp’s transformation to enable it to prosper in the COVID era, the company said.

“NetApp could not have picked a more vibrant environment for its creative employees than Santana Row,” San Jose Mayor Sam Liccardo said at the time of the deal in an interview with this news organization.

Santana Row includes 50 shops, 30 restaurants, nine personal-service businesses, 615 rental apartments, 219 residential condominiums, the 215-room boutique Hotel Valencia and office buildings on site that total more than 700,000 square feet.

As part of the NetApp lease, Santana Row was able to keep tech firm Splunk at 500 Santana Row in a building that totals 235,000 square feet.

The deals involving NetApp and Splunk mean that the Newmark brokers who are marketing the brand-new One Santana West offices will be able to point out that two major tech companies have leased big chunks of office space in Santana Row.

One Santana West offers an array of building features — including some elements designed to create a more healthy and safe environment for the COVID era:

— above-standard clean-air systems with efficient HVAC and medical-grade filters

— touchless automated elevators and doors

— seven high-speed elevators and three ‘two-lane’ staircases

— outdoor terraces at floors 2, 7, and 8

— more than an acre of outdoor plaza space with amenities.

“One Santana West is the ideal option for companies looking for a ‘fresh start’ and return to work, with a flexible, modern design to meet the new formats of a healthy, high-efficiency workspace,” Sweetnam said.
