The Durst Organization landed two new leases totaling 27,000 square feet at 1155 Sixth Ave. just before the virus struck.

R3, an enterprise blockchain software firm, signed for 17,246 square feet. It will move from 11 W. 42nd St. Check Point Software Technologies took 9,663 square feet, moving from 500 Fifth Ave.

The 740,000-square-foot tower recently underwent $130 million in capital improvements. Asking rents on the R3 and Check Point floors are $95 to $100 per square foot. The tower is now 65 percent leased, but lower and mid-rise elevator banks are nearly 100 percent leased.

Durst President Jody Durst noted that Sixth Avenue north of Bryant Park “has steadily been attracting tenants in the technology industry.”
