For a picture of how the CV-19 experience is driving home sales in Denver, just look at Shea Homes’ new master-planned community The Canyons, five minutes down I-25 from Lone Tree. Shea’s all-ranch Retreat and Reserve models there are selling now at a rate of ten homes a month—at a time of year when the market usually gets set to hibernate.

“People have become claustrophobic while being shut-in,” says Tina Azevedo, who along with Todd Middendorp and LeAnn Peralta will show you four, roomy ranch models at The Canyons, east of I-25 at the Castle Pines exit.

Shea’s ranch designs get a thumbs-up from those buyers both for their wide-open entertaining areas, as well as their generous amenities—in a master plan where a third of its 1,270 acres is set aside as open space, including 15 miles of trails. After you tour the models, Azevedo, Peralta, and Middendorp will give you a ‘coffee coin’ to try a brew at The Canyons’ Exchange coffee house near the community’s covered bridge entry, where you’ll sit out and enjoy the view.’

Last Tuesday, Azevedo wrote a contract for buyers from an older area of Parker who had put their home on the market weeks before, saw a deal fall through, then saw it sell immediately again.

For situations like that, Shea tries to keep an inventory of ranches that can be ready for move-in right away—however, those have flown off the shelf this fall as buyers who saw their homes sell quickly in Parker and Highlands Ranch find themselves competing with buyers from out-of-state, including uncommon numbers coming from California.

Right now, Shea still has one ranch ready for quick delivery. That’s a super-roomy ‘Haven’ plan, same plan as the Retreat Collection’s largest model you’ll tour—three bedrooms, 3-1/2 baths, over 2,900 sq. feet of finished space, plus an unfinished basement and a 3-car garage, one bay a side-load carriage bay for a show car. It’s priced at $774,900.

Shea has a few other ranches set for early delivery; or you can pick a plan and personalize it starting from the $650s—a real price that will deliver a home at not much more than the average resale home in metro Denver sold for last month.

At The Canyons, you’ll also find Shea’s Luxe Collection, with a family-sized 2-story ready for quick move in. Take I-25 south to Exit 188 and turn east.
